Are you negotiable on your offer price?

Yes, primarily if there are details about the property that we had not previously known about. If you can provide some additional information that will help us revise our offer, we’ll happily reconsider our offer price.

For it to make sense for our business, we have to be very careful about the investments we make. We do our best to pay you as much as possible, but the deal has to make sense for us as well.

Are you really able to buy my property with cash?

The term “cash” is an industry standard used to describe a purchase that doesn’t involve debt financing. By buying it outright without a loan, we’re able to streamline the transaction, making it faster and less complex for everyone involved.

So although we use the term “cash”, you’ll be paid by the attorney company by a wire or check upon closing, not physical cash.

Can I sell the property as-is?

Yes, you will be selling us the property as-is. All we ask is that you provide us any information you have about the property.

We’ll generally ask you a short list of questions about the property. We understand that some owners have no knowledge about the property and that is ok.

We’ll never ask you to do any work to the property before the sale is completed. We know that we’re buying it in it’s current condition..

How do I accept the offer I received for my property?

The best way to move forward is to sign and send us back the purchase agreement by email or mail. We can also send you the agreement by email to sign electronically.

It’s always a good idea to give us a call as well to let us know you are accepting the offer. That way we’ll be able to keep an eye out for it.

How fast can you close?

We close as soon as the building permits are obtained.

In most cases, this is 60 to 90 days. This is an essential step for us, because if we aren’t able to obtain the permits the lot has significantly less value to us.

We pay for all the costs incurred in the permit application process ourselves and work with the top local engineers to ensure it gets completed as quickly as possible.

I have never been to the land site. Will you still buy it if I don’t know anything about it?

Yes we will buy your property if you’ve never been to the property, or know nothing about it. In fact, this is a pretty common situation.

We do all of our own research on the properties we buy.

There is no need for you to provide any specific information to us about the property. We’ll take care of it all.
